As apartment costs in Miami soar, many people are seeking more affordable options in other areas of Florida. The demand for workforce and affordable housing is rising, and several developments are underway to help alleviate some of this pressure.

Demand Boom in Hollywood

In Hollywood, for example, a new affordable housing development received 20,000 applications for a lottery offering only 113 units. This phenomenon underscores the urgent need for more similar projects that can offer a viable alternative for those systematically excluded from the market due to high prices.

New Constructions in Miami

In Miami, an affordable housing tower is being built specifically for "essential workers"—including teachers, police officers, and prosecutors. This project highlights the growing concern to provide accessible housing to those essential for the city's functioning.

Advances in Bradenton

Across Florida, in the Bradenton area, at least four affordable housing complexes are in progress, with a combined waiting list of nearly 500 applicants. One of these, The Met at 1405 14th St. W., offers 199 units of workforce housing. Since opening in late March, 104 units have been rented, and more than 200 people remain on the waiting list, according to Marshall Gobuty, president of Pearl Homes. This is a clear indicator of the strong interest and need for affordable housing in the region.

Future Opportunities

The strong interest isn't limited to Bradenton. In 2022, when the 92 units of the Sandpiper Place apartment community became available, they were quickly claimed, and more than 800 names were left on the waiting list. Additionally, a new development called The Nest, planning 182 apartments on a five-acre vacant lot, has already received over 100 applications, half of them on the first day the waiting list opened.

Riverview6 Development

Another notable project is Riverview6, an 80-unit affordable housing complex under development at the southeast corner of Sixth Avenue West and Ninth Street West. The apartments are expected to be available this summer, with rents ranging from $486 to $1,571 per month. This development will offer a mix of one-, two-, and three-bedroom units and will feature amenities such as a community clubhouse with a kitchen and lounge areas, a fitness center, and play areas.
