Is Miami a buyer's or seller's market in 2026?
Overall, Miami is a buyer's market. With 3,252 active listings and a pace of about 299 sales per month, current supply would take roughly 11 months to sell. As a general industry benchmark, less than 6 months of inventory favors sellers and more than 6 months favors buyers.
The overall figure hides two very different markets. Broken down by property type:
| Property type | Closed sales | Active | Months of inventory* | Market type |
|---|---|---|---|---|
| Condos | 2,489 (69%) | 2,776 (85%) | ~13 | Buyer's market |
| Single-family homes | 1,098 (31%) | 476 (15%) | ~5 | Seller's market |
*Negocio Miami calculation based on Avanti Way data: active listings ÷ average monthly closed sales.
Condos for sale in Miami make up 85% of active supply and have about 13 months of inventory, which gives buyers real room to negotiate. Single-family houses for sale in Miami, on the other hand, have about 5 months of inventory: supply is tight and sellers keep their negotiating power.

Pricing correctly from day one is key, especially for condos. Learn how to find out what your property is worth or request a valuation on our sell your property in Miami page.
If you're investing
